The accommodation, which is particularly spacious, consists of 2 double bedrooms each with their own bathrooms and 2 twin bedded rooms with one further bathroom.
There are two large reception rooms and two separate covered outside dining areas. The house is set in rolling countryside amidst some of the best vineyards in the Gaillac appellation.
The house is centrally heated for all-year-round use.

THE HOUSE
The entire house has a tremendous feeling of light & space and has a wonderful French rustic flavour throughout.
On the ground floor the entrance hall has been created with an open-plan effect for the two principal reception rooms. These large rooms are flooded with natural light from lots of windows and French doors. This house does not have a TV.
Impressive fireplaces, original terracotta tiled floors and traditional exposed light wood beam ceilings give these rooms their charm.
The well equipped kitchen ( no microwave) is next to the dining room and opens out on to a pretty covered breakfast terrace which is in fact the old restored bread-oven.
In addition to the kitchen there is a large utility room with a second (drinks) fridge, washing machine, tumble dryer and masses of food storage shelving.
There is a separate WC/cloakroom on the ground floor.
A particular feature of this property is the huge three-arched open barn attached to the right side of the house. The owners have created a great outside dining area here with a large dining table and barbecue.
All the bedrooms are on the upper two floors which are accessed via the original wood and iron wide gently spiralling staircase. The are two double bedrooms on the first floor, both are a good size and the master bedroom in particular is huge. Both have their own bathrooms and dressing room/walk-in-wardrobes.
The flooring is all original wood or tiles with pretty scatter rugs which contributes to the general light and airy feel of this house.
The second double bedroom on this floor has a child's bed which can be used if needed.
The upper floor has two twin bedded rooms. Both are large, and are suitable for adults or children and there is an additional bathroom midway between the two rooms.
GARDEN AND POOL
The house is totally surrounded by lawned areas planted with a variety of small trees. Walking through the arched barn you
will find a small exterior courtyard with a trickling water feature and stone steps will bring you up to the rear gardens and lovely pool area. The good sized terrace also offers a covered shady area to relax. The 10m by 5m pool is naturally chlorinated by an electrolysis system.

It is under a day's drive from the Channel Ports or about 1 hour from Toulouse International airport (now many flights a day from the UK including an Easyjet service from Gatwick). Budget flight airports Carcassonne and Rodez are not far away. On a wider perspective, the location is central to the Pyrénees, the Mediterranean and Atlantic coasts all of which make for an interesting day away.
The property itself is situated within the Gaillac appellation wine region, about 12kilometres from the town of Gaillac where you will find all shops, bars and restaurants plus a huge Leclerc Supermarket.
The nearest village/small town is Cahuzac sur Vere with a small supermarket, butcher/baker, bar & Auberge and Cordes which is about a ten minute drive. Cordes is not only one of the best known medieval "bastide" villages in France will also serve as your centre for shopping and restaurants (one of which has a coveted Michelin rosette)
This is an ideal base for exploring this ancient and historic region. Within a 25 kilometre radius are several other fascinating medieval 'bastide' villages. Also about 20 kilometres away is the ancient city of Albi with its famous fortified cathedral and renowned Toulouse Lautrec museum (housing one of the most comprehensive collection of the artist's works).
For the energetic, leisure and sporting facilities to be found locally include tennis, canoeing, rock climbing and fishing. There are 2 excellent equestrian centres in the area and the golf courses at Albi is reputedly first-rate and particularly welcoming to visitors. There is major new action/activity 'Cap Decouverte' just under an hour's drive away at Carmaux - a must for kids of all ages!
